FIX HOA EMAIL ISSUES 

If you are still having issues receiving emails from the HOA account, please try adding " "wolftrapmeadowshoa.gmail.com@bounces.cloud.em.secureserver.net" as a contact in your email. This is the version of our HOA email that GoDaddy uses to email our messages out to you. As always, anything we email out is also posted on this page and under other appropriate pages on this website. 


NEW Resolution: Policy and Procedures for the Receipt and Resolution of Complaints Alleging a Violation of Applicable Law or Regulations

The HOA Board of Directors has adopted a new resolution for our governing documents (Resolution 2025-001) which governs how people can formally file complaints against the association for violations of state statutes such as not having public meetings or providing access to books and records. The resolution satisfies the new VA Code Section §54.1-2354.4 requiring Virginia HOAs  have a process for receiving such complaints in place. Resolution 2025-001 was drafted by our attorney and adopted by the HOA Board of Directors unanimously on October 14, 2025. Please consider this resolution now in effect. Please print a copy for your records. We will be adding it to the governing documents packet for sales moving forward. More on governing documents.


HOA Halloween Parade & Pizza Party

October 31, 2025 5:00pm

A beloved neighborhood tradition held on Halloween of each year! We meet outside at one house in the neighborhood and parade a short distance to another house that will host the outdoor pizza party. We meet at the parade-start (around 9822 Days Farm) at 5:00pm. Around 5:20pm we start parading to the pizza party (front yard at  9728 Days Farm). Special guest appearance by our local fire department truck to lead our parade! Make sure to come in your best costumes. If you are not joining the party but still want to trick-or-treat, we suggest waiting until after 6:15pm to start to give those at the party a chance to get home to hand out candy. Some houses leave out "take-one" bowls of candy, but not all.


Fill out an Email Consent Form 

During COVID, it became common practice to use email to communicate with homeowners in a safe and effective manner (and homeowners to communicate with the Board, like sending ARB and complaint forms via email to us). We would like to continue this approach as it saves money, provides better tracking, and makes communication faster both ways. Please complete the Email Consent Form and send it back to us to continue to engage in electronic communications with the HOA Board.


Reminder on Curb Appeal
The Board would like to remind all homeowners of their responsibility per our covenants to maintain their properties: all lots and yards shall be maintained in a neat and attractive manner so as not to detract from the appearance of the development. We ask all homeowners to take the time to look at your properties, in particular front yards and any part of your property visible from the street, to address anything that takes away from the beauty and value of our neighborhood. The HOA Board will be reaching out to homeowners that have issues that need to be addressed. In particular, we will be reviewing tree stumps visible from the street and dead trees on properties and reaching out to homeowners to do proper removal. We will aid in negotiating a group discount with our HOA landscape company to assist those that need to remove stumps and/or dead trees. Thank you in advance for your cooperation.


Trash and Recycle Bin Placement
The Board is asking all homeowners to not store trash and recycling bins in front of a house or in front of a street-facing garage. Bins can be placed on the side of a house if they cannot be placed completely out of site.
